Macdonald & Company is pleased to be exclusively retained by one of our top clients to appoint a Senior Associate of Industrial Acquisitions to support their continued growth through existing acquisitions.
Position Overview
The Senior Associate of Industrial Acquisitions & Investment, based in Houston, will play a pivotal role in supporting the firm’s national acquisition efforts. This highly visible position will work directly with regional market leaders to source, evaluate, and execute new investment opportunities across core, value-add, and opportunistic strategies.
The ideal candidate will have the ability to multi-task effectively and will possess strong analytical skills, a collaborative mindset, and a proven background in real estate investment or industrial acquisitions.
Key Responsibilities:
Sourcing & Deal Flow Management
- Collaborate with regional market leaders to identify and evaluate industrial acquisition opportunities across key U.S. logistics markets.
- Build and maintain relationships with brokers, landowners, and investment partners to generate pipeline opportunities.
Underwriting & Investment Analysis
- Perform detailed financial modeling, cash flow projections, and scenario analyses for stabilized asset acquisitions.
- Conduct market research and competitive analysis to support investment assumptions.
Due Diligence & Transaction Execution
- Lead or assist in managing the due diligence process, coordinating with legal, environmental, engineering, and other third-party consultants.
- Support negotiation of letters of intent (LOIs), purchase agreements, and joint venture documents alongside internal and external counsel.
Internal Reporting & Investment Memos
- Prepare investment committee memos and presentation materials for internal approvals.
- Maintain a tracker of active and prospective deals, offers, LOIs, contracts, and closings.
Market Intelligence & Strategy
- Analyze macroeconomic, demographic, and industrial market trends to inform investment strategy.
- Track and report on supply/demand dynamics, rental rates, absorption, and construction activity.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Economics, or related field; MBA or Master’s in Real Estate is a plus.
- Minimum of 3+ years of relevant experience in real estate acquisitions, investments, capital markets, or development, preferably with exposure to industrial assets.
- Strong understanding of financial modeling, valuation methodologies (DCF, IRR, NPV, etc.), and real estate capital structures.
- Exceptional attention to detail and project management skills with the ability to manage multiple transactions simultaneously.
- Highly proficient in Microsoft Excel, PowerPoint, and Argus; familiarity with market data platforms (CoStar, REIS, Real Capital Analytics, etc.) is preferred.
- Strong interpersonal and communication skills, with the ability to work effectively across teams and with external partners.
