Job Overview – Preconstruction & Estimating Lead (Commercial Projects):
Compensation: $130,000 – $160,000/year + bonus
Location: Allentown, PA
Join our client’s team as a Preconstruction & Estimating Lead in Allentown, PA, overseeing estimating, budgeting, and subcontractor coordination for commercial construction projects. You’ll lead bid strategies, conceptual estimating, and vendor negotiations while managing cost analysis and preconstruction risk. Ideal for professionals with expertise in market pricing, buyout planning, and tools like Maxwell Pro Contractor and Microsoft Office.
Responsibilities as the Preconstruction & Estimating Lead:
- Bid Management: Oversee conceptual estimates, hard bids, GMP/Lump Sum pricing, and change order analysis from start to finish.
- Scope & Specs Coordination: Develop scopes of work and ensure alignment with project specs, schedules, and bid requirements.
- Subcontractor Engagement: Build strong relationships with subcontractors and vendors to support competitive, high-quality bids.
- Buyout & Negotiation: Support project buyout and assist in contract negotiations with selected trade partners.
- Cost & Market Intelligence: Maintain cost databases and stay current on material pricing, labor rates, and construction trends.
Qualifications for the Preconstruction & Estimating Lead:
- Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field is required.
- Experience: 7+ years of experience in commercial and industrial estimating, including site/civil projects, preconstruction planning, and subcontractor engagement.
- Technical Skills: Must be proficient in Maxwell Pro Contractor and Microsoft Office, with preferred experience in cost estimation software and construction management platforms.
- Skills & Attributes: Strong communication, analytical, and time-management skills with the ability to work cross-functionally, meet deadlines, and lead preconstruction processes with precision.
- Industry Knowledge: Deep understanding of construction codes, approval processes, market trends, and pricing strategies across commercial sectors.
