Overview
Gilbane Development Company is seeking a strategic and results-driven Head of Asset Management to lead our growing portfolio and drive long-term value. This senior leadership role reports directly to the Executive Vice President and collaborates closely with the CEO and executive team to shape and execute asset management strategies. Key responsibilities include oversight of a national portfolio encompassing 5,000 units of multifamily housing (80% affordable), 5,000 beds of purpose-built student housing, and select retail and office assets, as well as management of over $1 billion in residential assets under development, with ambitious plans to expand the portfolio 2-3x over the next 3-5 years. Responsibilities
- Leadership
- Assess, develop, motivate, and lead a diverse team of Asset Management professionals, establishing core competencies, standards, and consistent approaches.
- Establish organizational structure, best practices, and refine operating procedures for the asset management department.
- Work with EVP and CEO to develop and execute strategic initiatives for Gilbane Development’s platform.
- Collaborate with Finance Department, Capital Markets, and Business Unit Leadership SVPs to guide business and proactively address additional asset management engagements.
- Partner with the Director of IT to lead technology initiatives to establish an asset management reporting platform interfacing with accounting and property-level systems, providing accurate reporting and on-demand dashboards.
- Develop and maintain best practices for onboarding new developments, acquisitions, and joint-venture relationships.
- Lead the development and execution of annual asset-level business plans, including capital plans, property management selection, quarterly valuations, external appraisals, hold/sell analysis, and sales broker selection.
- Work with property-sector leaders to develop, execute, and adjust asset-level strategic plans in tandem with portfolio managers.
- Oversee property-level budgets in collaboration with third-party property management firms.
- Engage with Technology Leadership to vet and implement proptech initiatives and enhance data collection and utilization.
- Provide expertise to the executive committee, acquisitions, and research teams.
- Influence investment decisions and new initiatives.
- Participate in or designate representatives for industry groups such as NAIOP, ULI, NAREIM, REFA, NMHC, ICSC.
- Establish and maintain industry contacts and relationships nationally and regionally.
- Represent the company in industry associations and networking events.
Qualifications
Experience / Education:
- Bachelor's degree required; MBA or related master's preferred.
- Proven leadership and communication skills.
- Experience with institutional asset management systems.
Knowledge, Skills & Abilities:
- Familiarity with affordable housing programs (LIHTC, Section 8) and compliance.
- Strong analytical skills and financial modeling proficiency.
- Understanding of property management operations and tenant relations.
- Financial acumen in budgeting, analysis, and capital planning.
- Track record of portfolio performance improvement.
- Development and operations experience preferred.
Salary will be determined based on qualifications, market data, and internal equity.
