Job Description
- Job Summary The Maintenance Technician is responsible for the general upkeep, repair, and maintenance of residential property (approximately 72 units). This role ensures all units and facilities remain safe, functional, and move-in ready by performing routine inspections, preventative maintenance, and repairs. Key Responsibilities
- Perform unit 'make ready' tasks including checking outlets, repairing drywall, painting, inspecting appliances, and replacing light fixtures
- Perform basic plumbing repairs including fixing leaks, unclogging drains, maintaining fixtures, and installing toilets, vanities, and faucets
- Complete basic carpentry work such as installing/adjusting doors, replacing cabinet hardware, and minor repairs
- Install kitchen cabinets, countertops, bathroom vanities, and medicine cabinets
- Troubleshoot and repair electrical issues including replacing outlets and fixtures
- Perform general repairs including drywall and ceiling work
- Troubleshoot and repair common household appliances such as refrigerators and ovens
- Maintain basic HVAC systems or be willing to train in HVAC maintenance
- Respond promptly to maintenance requests and emergency repairs
- Conduct routine inspections to identify maintenance needs and safety concerns
- Maintain accurate records of work performed and materials used
- Ensure tools and equipment are properly maintained and stored
- Coordinate with vendors and contractors when necessary Qualifications
- High school diploma or GED preferred
- Proven experience in general maintenance or related field
- Working knowledge of plumbing, electrical, HVAC, and carpentry
- Ability to use hand and power tools safely
- Strong troubleshooting and problem-solving skills
- Ability to work independently as the sole on-site maintenance technician
- Good communication and time management skills Physical Requirements
- Ability to lift up to 50 pounds
- Ability to stand, walk, bend, kneel, and climb ladders for extended periods
- Ability to work indoors and outdoors in varying weather conditions Work Environment This position may require working evenings, weekends, and on-call hours. The employee may be exposed to noise, dust, chemicals, and other conditions common in maintenance work.
